The bill also exempted the construction contractors from paying prevailing wages on these projects on the hypothesis that this exemption would lower the construction cost. The purpose of this study is to investigate this hypothesis through the statistical analysis of 8,093 bids received from the years 2000 through 2007 for the schools' construction. Union contractors who paid their workers union wages and non-union contractors who did not pay prevailing wages bid these projects. The hypothesis, that prevailing wage laws increased the construction cost, was tested by comparing the bids/SF (square foot) from both groups (union and nonunion) for the different construction trades. The study indicated that there was statistical significant difference between the bids/square foot for union contractors and the bids/square foot for non-union contractors for only the following trades: earthwork, existing conditions, plumbing, electrical and HVAC (heating, ventilation and air conditioning). The averages of bids/SF from the union contractors were higher than those from the non-union contractors for earthwork, existing conditions and plumbing works, and the opposite for electrical and HVAC works. There was no statistical significant difference in the bids from the communications, concrete, conveying equipment, electronic safety and security, equipment, finishes, fire suppression, furnishings, masonry, openings, structural steel, thermal and moisture protection, plastics and composites and wood works.展开更多

The concession of lands to the Catholic Church was a recurring practice in Brazil during the colonial and imperial periods, when the cities were being established. As these lands were intended for the formation of patrimonial goods to show the devotion of the residents to a Catholic saint, the lands were not allowed to be commercialized. The tenure reveals a relation in which there is an owner--the landlord--who has direct control of the urban land. This owner allows another--the leaseholder--the useful domain of the land, thus giving the latter the right to use the land, the obligation to pay an annual tax and the responsibility to give the owner a percentage of the sales generated from the land. In 1845, farmers donated a tract of land to be used to glorify Silo Sebastiao. This land is now the city of Ribeirao Preto, and it is this conjuncture that defined the structure and the transformation of the original urban form of the current city.展开更多

The author demonstrates actual three cases in Japan: a huge commercial development established in the middle of rice field between the two local cities, two huge commercial accumulations established at the opposite fringes of urban area, and many large commercial developments established one by one within the small municipalities surrounding a central city. And by examining the statistical sales amount, the author describes that these huge suburban commercial developments apparently deprived the sales of the downtown. Through analyzing these cases, the author empirically stated that for the motorized local cites, the optimum location of commercial accumulation is no longer the central area of the city but about 15 min away from the center with the smooth accessible arterial road. At last, the author mentions that the "planning failure" could be occurred if the territory of planning authority and the scale of the development are inconsistent, such as the authority of small municipal government and the large scale commercial facility which impacts beyond the municipal boundary.展开更多

More than 50% of the total production of Turkey's olive oil is supplied in Agean region. Approximately thirty-five percent of the total exportation of Turkey's olive oil forms extra virgin olive oil (EVOO), which contains a maximum of 0.8% acidity. Because of its low acid content, aroma and color, EVOO is much more valuable than the other types of olive oils. Extra virgin olive oil value chain from farmers to consumers includes the cost and selling price for every linkage of this chain. The result of this analysis shows us which one of linkage is more valuable than others or which one is in need of support. The bottler companies, larger industrial producers and some retailer shops in urban areas may have value added.展开更多

It is found tha t vacant ratio of samples in Guangzhou accounted for 20.94%, which is relativel y high. The authors argue that real estate industry of Guangzhou has made rapid progress, at the same time, people should not overlook the vacant commercial hou sing. It will benefit the sustainable development of the real estate industry of Guangzhou to carry out effective measures and actively to make use of present v acant housing.展开更多

This increase has been more pronounced in rural and remote areas especially among Aboriginal peoples. Substantial studies indicated that nearly half of the on-reserve Aboriginal households in British Columbia (BC) suffer from some degree of food insecurity. Despite the valuable research about obtaining traditional food, the issue of access to market food has been less discussed in the literature. The aim of this study was to assess the local food environment of on-reserve Aboriginal peoples by using a proximity-based approach tool in terms of access to healthy food stores such as supermarket and grocery stores. In the first stage, the addresses of all healthy food stores were geocoded into a map layer. Then the locations of Aboriginal reserves were geocoded to a separate map layer. In the second stage, using "Closest Facility Analysis" tool in ArcGIS Version 10.3, the distance based on a 15-minute driving time was measured from each reserve to the closest healthy food destination on CanMapRouteLogistics network. The results indicated that 25% of Aboriginal reserves did not have reasonable access to healthy food stores. We concluded that Aboriginal peoples in low access rural reserves with lower socioeconomic status are at potential risk of perpetuate food insecurity.展开更多

Organizations started to use electronic commerce by internet facilities nearby their traditional marketing methods to increase their sales and profits. E-Commerce has many advantages when compared to traditional trade. This paper aims to take out these advantages for the companies which want to make use of electronic commerce and includes important advices for these companies. The paper also includes the basic version of an e-commerce business, by analysing one of the most successful firms in Turkey, yemeksepeti.com in terms of an Entity-Relationship Diagram (ERD) and Event Driven Process (EDP) to explain the organizations how an e-commerce business model should be constructed systematically. An ERD is a data modeling technique which graphically illustrates an information system's entities and the relationships between those entities. On the other hand, EDP is a chain for the modeling language which is used for describing business processes and workflows of an organization. This study examines yemeksepeti.com for providing an example of these two diagrams, which should be a milestone for the newcomers of an e-commerce. Organizing an e-commerce should start with the software designs and these examples of ERD and EDP which are the base for the software of an e-commerce business. The limitations of the paper include the examination of an only one company which operates only in Turkey, thus the further research should examine a global company and/or an e-commerce business that operates in several industries.展开更多
