近年来,随着我国经济发展进入新时期,房地产企业转型也面临着新的压力,若企业自身无法及时根据政策要求调整发展战略,则会影响整改房地产市场的可持续发展。而目前我国与房地产市场相关的政策按照需求关系可以分为需求侧政策和供给侧政...近年来,随着我国经济发展进入新时期,房地产企业转型也面临着新的压力,若企业自身无法及时根据政策要求调整发展战略,则会影响整改房地产市场的可持续发展。而目前我国与房地产市场相关的政策按照需求关系可以分为需求侧政策和供给侧政策,但需求侧政策主要是通过直接改变消费者预期来影响市场,企业则很难通过调整自身发展战略来改变这种影响,于是本文从企业融资和土地开发利用两个供给侧政策出发,分析其相关政策的动态调整对企业发展产生的影响以及政策趋势,提出了包括加强自有资金积累、推进融资方式多元化、降低企业负债率和制定合理的土地资源配置方案的对策建议,并指出房地产开发企业应持续关注供给侧政策的变化趋势,及时根据政策要求调整自身发展战略以实现高质量的可持续发展。In recent years, as China’s economic development has entered a new era, real estate enterprises are also facing new pressures during their transformation. If enterprises fail to adjust their development strategies in a timely manner according to policy requirements, it will affect the sustainable development of the entire real estate market. Currently, policies related to the real estate market in China can be divided into demand-side policies and supply-side policies based on the demand relationship. However, demand-side policies mainly influence the market by directly changing consumers’ expectations, and it is difficult for enterprises to change this impact by adjusting their own development strategies. Therefore, this article starts from two supply-side policies, enterprise financing and land development and utilization, analyzes the impact of the dynamic adjustment of related policies on enterprise development and policy trends, and puts forward countermeasures and suggestions including strengthening the accumulation of own funds, promoting the diversification of financing methods, reducing the debt ratio of enterprises, and formulating reasonable land resource allocation plans. It also points out that real estate development enterprises should continuously pay attention to the changing trends of supply-side policies and adjust their own development strategies in a timely manner according to policy requirements to achieve high-quality and sustainable development.展开更多
