The past urban economics studies have shown that land value is largely determined by location factors such as distance from Central Business District (CBD) ignoring the non-location factors like time of purchase and neighbourhood infrastructures. Therefore, this paper attempts to establish the relative importance of location and non-location factors in the determination of residential land value by positing Onitsha, Nigeria as a case study. Eight hundred and fifty residential housing units were selected and questionnaire administered to the landlords through multi-stage sampling technique. The stepwise regression analysis results showed that non-location factors, especially, time of land purchase, contribute more to the variation in residential land values. The paper suggests the revision of the classical economic theories to represent the conditions of urban areas in developing countries .展开更多
Currently, Brazilian buses are divided in three categories: city buses, intercity buses and coaches. That categorization results from the understanding that citizens only need to move around urban perimeters. That categorization results from the understanding that citizens only need to move around urban perimeters. However, the current bus models available do not fully meet legal demands or cater for all of society's demands. Rural workers and students that live in rural areas also must be conveyed in buses and minibuses. Municipal and state directives prohibit employers to convey them in improper vehicles, such as trucks. Social demands, on the other hand, can be i[llustrated by federal and state programs that provide vehicles to transport students who dwell in rural settings. Accordingly, this paper proposes a new categorization of bus models available in the Brazilian market, which should account for the unique local operating conditions rural buses face, instead of only considering the type of service they provide. Further, a purpose-built vehicle is suggested i[n order to cater for the needs of rural workers and students. Rural students represent, in average, five million rural school bus riders.展开更多

These include changes in the function of settlements, population size, location of residenc...The Proximity between the central business district and the settlement has led to many changes in the local Bantik community. These include changes in the function of settlements, population size, location of residence, and the movement of local culture. This study aims to examine the spatial changes that occur in local neighborhoods with a focus on the Bantik tribal community in Malalayang. Data were obtained from a series of field observations, questionnaires and structured interviews. This study conducted a series of analyses on spatial patterns, sociocultural factors and urban policy. The results show that the dynamic changes are natural and hard to avoid, since they are related to the community's needs and development of the city. In order to face the changes, adjustments in the values of the local community towards the settlement terms and conditions are necessary. In addition, an increase in internal resources for those local communities is needed.展开更多
Under the umbrella concept of conviviality in public spaces, a research project on the rehabilitation of urban areas for commercial and retail uses---as engine of a complex process of production of places for social a...Under the umbrella concept of conviviality in public spaces, a research project on the rehabilitation of urban areas for commercial and retail uses---as engine of a complex process of production of places for social and cultural mixit6--has been defined. The aim of this research has been to produce useful tools for coping with the abandonment of public spaces in former commercial urban areas, without generating anonymous and globalized commercial districts. Through involving local stakeholders in a participatory process, the first phase of the research here presented needs to demonstrate the possible effectiveness of a pilot action plan in dealing with both isolation and gentrification processes of historical centres. The main hypothesis is that traditional retailers should be considered an essential element to ensure effective public use of urban public spaces. The research methodology is based on a qualitative approach. Focussing on the process of impoverishment within local commercial districts, the research group started working with local stakeholders in order to identify priorities and criticisms for enhancing a regeneration process. The case study to be carried out in Naples is the historical market place of Piazza Mercato in the Citth Bassa of Naples (Italy).展开更多
