This paper studies the relationship between accessibility and housing prices in Dalian by using an improved geographically weighted regression model and house prices, traffic, remote sensing images, etc. Multi-source ...This paper studies the relationship between accessibility and housing prices in Dalian by using an improved geographically weighted regression model and house prices, traffic, remote sensing images, etc. Multi-source data improves the accuracy of the spatial differentiation that reflects the impact of traffic accessibility on house prices. The results are as follows: first, the average house price is 12 436 yuan(RMB)/m^2, and reveals a declining trend from coastal areas to inland areas. The exception was Guilin Street, which demonstrates a local peak of house prices that decreases from the center of the street to its periphery. Second, the accessibility value is 33 minutes on average, excluding northern and eastern fringe areas, which was over 50 minutes. Third, the significant spatial correlation coefficient between accessibility and house prices is 0.423, and the coefficient increases in the southeastern direction. The strongest impact of accessibility on house prices is in the southeastern coast, and can be seen in the Lehua, Yingke, and Hushan communities, while the weakest impact is in the northwestern fringe, and can be seen in the Yingchengzi, Xixiaomo, and Daheishi community areas.展开更多
The aim of this paper is to present the urban history of Juiz de Fora, a city with some 500,000 inhabitants in southeastern Brazil, and discuss how strategic decisions about the planning and construction of roads and ...The aim of this paper is to present the urban history of Juiz de Fora, a city with some 500,000 inhabitants in southeastern Brazil, and discuss how strategic decisions about the planning and construction of roads and highways can determine ways of life in a city. While paths may integrate landholdings and territories, they may also segregate communities and environments, causing deep rifts in the fabric of urban and land areas. The growth of Juiz de Fora is particularly marked by the construction of paths. This article reviews the local urban history from the establishment of paths in the city, to an analysis of the major impact and benefits they have had, notably on the local economy and demographics, as well as on the conservation of the local environment: Issues that are frequently relegated to a secondary role in the cost-benefit analysis of the city's planning decisions. After analysis of the case study, the authors concluded that citizens should be included on the agenda of the city, from spectators to actors of daily urban life.展开更多
The purpose of this study is to explore the urban morphological aspects of cities governed by the juridical regime of emphyteusis, a recurrent situation in the northeastern part of the state of Silo Paulo, Brazil, wit...The purpose of this study is to explore the urban morphological aspects of cities governed by the juridical regime of emphyteusis, a recurrent situation in the northeastern part of the state of Silo Paulo, Brazil, with special attention to the city of Ribeirao Preto. The concession of lands to the Catholic Church was a recurring practice in Brazil during the colonial and imperial periods, when the cities were being established. As these lands were intended for the formation of patrimonial goods to show the devotion of the residents to a Catholic saint, the lands were not allowed to be commercialized. The tenure reveals a relation in which there is an owner--the landlord--who has direct control of the urban land. This owner allows another--the leaseholder--the useful domain of the land, thus giving the latter the right to use the land, the obligation to pay an annual tax and the responsibility to give the owner a percentage of the sales generated from the land. In 1845, farmers donated a tract of land to be used to glorify Silo Sebastiao. This land is now the city of Ribeirao Preto, and it is this conjuncture that defined the structure and the transformation of the original urban form of the current city.展开更多
