As a consequence of developing technology, various medical developments and environmental factors, the population of elderly people has been rising. Future predictions show a rising trend for designing for the elderly and. In order for seniors to be able to appear in community life, to be self-sufficient and live their lives independently, supportive environments are required. Being able to sustain seniors' lives has to be seen as a civic right and architectural design should be considered as a tool to get these rights. As linked to everyday living, homes should be a starting point to get these rights. Being in the core of everyday activities, the spaces in dwellings should meet life-span design criteria. Fundamental principles lying under the aspects of design, dimensions, details, colors and symbols of supportive environments should not be affected from generation gap and senium and should rather aim at this user group. These fundamentals can briefly be listed as, change as less as possible, design for self-sufficiency, communication and socialization. In the paper, the focus is on these fundamental design principles for residential spaces, together with the research of reflections of factors, affecting health, security and mobility deriving from mobility disabilities, perception and memory weakening, specifically to bathroom design. 展开更多

For everybody, the house or the accommodation (and its environment) is a secure place, a haven space, which protects people from constraints of the everyday life. Unfortunately, and more or less everywhere in the third world, accommodation is for a great number of people a source of stress caused by daily obligations that people have to deal with. In Algeria, the majority of the high-rise collective housing estates through the country offers all the ingredients of a constrained urban environment for the inhabitants. For the most of the population, the accommodation appears as a vital need rather than a negotiable good. As a matter of fact, in the third world in general and particularly in Algeria, most of people live in communities where there is a shortage of accommodation and in which the social housing and its environment are often below the standards. Constructed on policies and a conception of housing which does not integrate at all the criteria of the sustainable development, millions of fiats have already been built. Millions are going to be built in the future, and will be of high-rise collective type. As underlined in this paper, it seems reasonable to think that such a degraded built environment will be unfavorable to the inhabitants and will have a negative impact on both their mental and physical health. The attempt is to demonstrate that there are evidences according to which the housing conditions, inside and outside the accommodation, contribute to create psychological distress and physiological diseases. 展开更多

In this paper we demonstrate that price-to-income ratio (PIR) is the most precise indicator of measuring bubble levels in China's urban hoasing market under current conditions. We have built a model to measure the reasonable PIR ceiling. Based on current mortgage rates, loan terms and down payment ratios, we conclude that the reasonable PIR for China 's urban residents should lie between 4.38-6.78 and should not exceed 7. 7hen, using statistical data, we calculate current PIR in China 's major cities. With reference to proper PIR, we conclude the existence of bubbles in China 's urban housing market; in particular, bubbles hace grown enormously large in some first-tier cities, which pose a huge financial risk. Based on the above analysis, we propose some policy suggestions to carefully deflate the bubbles in these housing markets. 展开更多

Crime is often associated with urban development as urban areas tend to be at greater risk security-wise as compared with other areas. This is the reality of an increasing population crowding into the cities, and fomenting crime in the process. The physical design of the environment also contributes to the escalating crime rate, resulting in fear and anxiety among the residents. The "Safe Township" concept is an approach to resolving the issue of security in urban areas. It is an agenda within the concept of liveable cities that focuses principally on the problems of urban security. The development of properties within the concept of Gated Community housing is considered a step towards protecting residents in a residential area. The development of fenced Gated Community housing equipped with full-time security facilities is among the strategies in implementing the concept of the Safe Township. This paper discusses the security features in the Gated Community housing development as measures to combat crime in line with the implementation of the Safe Township concept. This study adopts an investigative methodology that combines theory with case studies. The compilation of data was made through literature search, interviews with representatives from the Town Planning Department and data were also collected through observations of Gated Community housing schemes in Johor Bahru. 展开更多
