Based on the random utility maximum theory, the NL model is form...The effects of socio-demographics, land use characteristics and trip attributes on the commute mode choice are studied with a nested logit (NL) model. Based on the random utility maximum theory, the NL model is formulated. The analysis is carried out in the main area of Nanjing. Direct and cross elasticities are calculated to analyze the effects of travel time and travel cost on the selection of travel mode choice. The results reveal that the non-motorized travel modes are more attractive in the areas with higher housing and employment accessibility and car owners are found to be more likely to commute to work by car. The bus and subway choice probabilities are more sensitive to changes in travel times than to changes in travel costs. In conclusion, a comprehensive public transit system and effective integration of land use and transportation policies help to relieve the traffic congestion levels caused by the increasing urban sprawl.展开更多

The...Urbanization is a complex process that covers a wide range of topics, of which population, industry and land urbanization are three important aspects. Jilin Province is an important agricultural province in China. The contradiction between population, industry and land urbanization is especially prominent here, and its coupling development is of great practical significance. In this paper, the coupling degree of population-industry-land urbanization in Jilin Province in 1990, 2000 and 2010 is measured by coupling mode. The spatial pattern of the coupling degree is analyzed by trend surface analysis and global and local spatial autocorrelation. The influence factors and their spatial differentiation are discussed using multiple linear regression(MLR) model and geographic weighted regression(GWR) model. The results show that: 1) the coupling degree of population-industry-land urbanization in Jilin Province is at a low level. Judging from the change of time scale, the urbanization of most research units is becoming more and more coordinated. From the comparison of spatial scales, there is significant spatial difference in the research units of different administrative levels. 2) Judging from the global change trend, the coupling degree of population-industry-land urbanization in the central region is higher than that in western and eastern regions. The coordination of urbanization in the central region is relatively good, and the distribution of the cold and hot spots is basically the same as that overall. 3) The spatial pattern of the coupling degree is related to the cold and hot spot distribution of the influence coefficient of urban population density and per capita urban construction land. The variation of the coupling degree spatial pattern is synchronous with the spatial change of the urban population density influence coefficient. 4) The degree of agglomeration of the urban population is the main factor promoting the coupling pattern of population-industry-land urbanization in Jilin Province, and the extent of its influence is gradually increasing. In addition, the level of city administrative, the efficiency of urban expansion and the capacity of market consumption also have an important influence on the coupling pattern.展开更多

Land use in the Changjiang (Yangtze) River Basin (CRB) since the 1950s has experienced these changes. Industrialization has been the most powerful force of the change in the regional development of the CRB. Virtually all regional resources were put into this effort to modernize the industrial production and urban construction systems of the CRB whose industrialization and urbanization has been a success story, with impressive structural change in both production and land use. These changes are evident ih modem urban areas, but even more in traditionally rural areas. The regression analysis of regional development in the CRB over an extended period shows that the dominant factor in regional land use change is widespread industrialization in rural areas rather than the expansion of urban area. Thus, urbanization has had a limited influence on land use change in the CRB. It also plays an important role in implementing the national independent innovative strategy. How-ever, most of the high-tech industrial zones have many problems in their development process, such as efficiency of land use, weakness of oriented function and lack of land intensive. To solve these problems, the authors of this paper introduced the concept of land use performance and established the theoretical model to assess the land use performance of high-tech industrial zones. The model consists of the following three-dimensional parts: land use benefit, land use efficiency and innovative function. Based on this theory model, an index system which was composed of three secondary indictors, eight tertiary indictors and 37 fourth-grade indictors was set up to evaluate the land use performance of high-tech zone. To avoid the defects of plus model and function model, the authors brought out a three-dimensional evaluation model to examine the index of the land use performance of the high-tech industrial parks, which equals to the evaluation indicator system of land use performance of high-tech zone based on the above research. The authors examined the land use performance of five different high-tech industrial parks in Haidian District, Beijing City. The results indicated that the indicator system per-forms better in the aspect of evaluating land use benefit, land use efficiency and function of the high-tech industrial zone compared with other models.展开更多

The degree of the low intensity of land use needs to be evaluated. The current method of comprehensive evaluation and grading by one index system has the limitations due to the existence of differences between regions and industries. This paper evaluates industrial land use intensity by Total Factor Productivity (TFP) analysis, which not only measures the intensity but also illustrates the ef-ficiency of input factors. This method is applied to the Beijing Economic-technological Development Area (BDA). A comparison analysis on factor use efficiency and input structure of capital and labor between industries is also carried out in the absence of a labor-income ratio.展开更多
