1 房地产经济的兴起为企业盘活上地资产,提供了一个历史机遇.随着社会主义市场经济的迅速发展,房地产在整个国民经济中的重要地位和作用越发明显地显示出来.在宏观经济和微观经济之间,房地产经济是个中观经济,它在整个国民经济中具有基础性、综合性和超前性等自然属性特点,因此是第三产业中的支柱产业.1992年以来,在邓小平南巡讲话推动下,我国的房地产发展取得了令人瞩目的成绩,据统计,整个“八五”期间上海累计房地产投资357.21亿元,比“七五”期间增长了11倍.“九五”期间仍势头不减.特别是“九五”期间上海大规模的住宅建设、市政建设、浦东的开发开放、以外滩为中心轴线的金融区建设、旧城区改造,尤其是到廿一世纪把上海建成国际性大都市战略目标。

The application of the BP neural network in the housing demand model

Real estate is the ＂barometer＂ of the national economy, this paper studies the formation of the current domestic real estate prices and the inner mechanism of the influence factors, using the principal component analysis to determine the composition of the real estate market development index model, and the BP neural network model is established, with specific data analysis which verifies the correctness and practicability of the model.
