To make warranty cost models more suitable to real operations, a modeling method of the PM warranty cost was proposed with the situation where each PM operation slowed the rate of product degradation. A warranty cost model was built on PM operations. On the basis of the cost model, both without and with reliability limit PM warranty policy, algorithms were presented to derive the optimal PM number and the optimal PM interval with an objective of minimizing expected total warranty cost over a t'mite warranty period. Finally, to demonstrate the feasibility of the presented modeling method, Weibuil distribution cases were tested by numerical simulations. The simulation results indicate that the proposed modeling method is feasible and valid for resolving the optimal solution of the product warranty cost.展开更多

The aims of innovations are to increase structures' reliability, to decrease cost of construction and maintenance, to simplify technology and cost of building. For these purposes either some main bearing elements or structures in whole are modified or improved. In particular different improved waterfront constructions as well as retaining walls and coastal protection (gravity, piled, sheet piling, etc.) for use in various soil conditions are outlined. One of them incorporates trapezoidal blocks forming columns, each block in the column contacts the others either with smaller or larger bases. Another design incorporates blocks that are constructed with holes ran through the centres of gravity of the blocks. Rigid cylinder element running through the holes of several adjacent blocks allows them to be joined forming large size units, The structure consisting of wedge form retaining wall is original but simple to construct, Some new designs based on perfection of sheet-piling walls (sheet piles with curvilinear cross-section having a form of semi-rings) are proposed for different applications. The objective of this study is to analyze the maintenance management of the administration building at the Technological Park UFRJ/Brazil, trying to emphasize the relation between maintenance and good performance of the building and to demonstrate the need to develop a consistent maintenance system to achieve an efficient maintenance management. The study allowed to present strategies and possibilities of interventions, in addition to proposing the essential aspects for the development of a structured maintenance system. After reviewing the issue of building maintenance under the various perspectives presented, the importance of planning a preventive building maintenance, according to standards, to achieve the level of performance expected for the building, besides being essential the search for tools and methods that can increase the efficiency of management can be concluded. It is also pertinent to conclude that prevention is the most effective solution against the depreciation factors that affect a building, being the most economical viable, and ensuring other benefits for the building and its users, such as security, property valuation and attendance to the warranty period.展开更多
Santa Barbara castle is one of the largest fortified complexes of the Spanish Mediterranean coast. Set in a strategic enclave in the city of Alicante. It has been transformed over the centuries since its origin, so th...Santa Barbara castle is one of the largest fortified complexes of the Spanish Mediterranean coast. Set in a strategic enclave in the city of Alicante. It has been transformed over the centuries since its origin, so that nowadays includes numerous buildings inside its area. The fortified area contains several lines bastioned and some medieval and Muslim fronts, composed of quadrangular towers. During the years 2007 and 2008, a research team composed of members from the University of Alicante, the University of Burgos and the Polytechnic University of Catalonia has developed a study on the conservation status of the Castle. This study has been funded through research grants from thc Genemlitat Valenciana (Project GV reference 2007/150), and an agreement with Manuel PeIAez Foundation. We have generated a 3D object of the whole, composed by clouds of millions points, through laser-scanner in order to manage the analysis of the architectural element's conservation status that make up the huge fortified complex. This tool reduced greatly the architectural survey work, providing an extremely accurate. They were developed through the program Pointools View, generating JPEG files, which were imported from Autocad. Later we undertook a comprehensive making of photos -- some 7,000 photographs, which we linked to the 3D object. Thus we have immediate access to the photographs of each element of the Castle from the program Pointools View with a simple click on each 3D element. The graphic representation of damages was done on screen with programs Pointools View and Autocad open simultaneously. This technique has meant better accuracy in the study of conservation status and has greatly reduced the time commitment.展开更多

Three main components of the building were analyzed: roof, facades and interior walls. The ceramic tile roof covering constitutes a component of the building envelope and fulfils an important function in its performance, namely in its protection against the permeation of moisture and rain water. Facade coating plays a significant role in the durability of buildings, since it constitutes the exterior layer that ensures wall protection against aggressive actions of physical, chemical or biological nature. The paint coating, applied to interior walls while improving their aesthetic character, performs an important function of protection against deterioration agents related to building use. A survey was conducted of the main anomalies that occur in these components, their respective causes and the adequate interventions, in order to plan maintenance strategies. The collected information serves as a basis for the implementation of applications using interactive visualization technologies to support the planning of building maintenance. During this work, the basic knowledge related to the materials, the techniques of rehabilitation and conservation and the planning of maintenance is outlined and discussed. In addition, methods of interconnecting this knowledge with the virtual applications were explored. The implemented prototypes were tested in real cases. In this study, we have developed a mechanism for collecting, maintaining, and analyzing ground data for repair and replacement works. Our BMS (building maintenance system) uses the recorded repair and replacement work histories and calculates the life cycle costs of the related items. Further, it enables the performance of repair and replacement tasks through an integrated approach aimed at preventive maintenance. In this manner, the BMS is expected to maximize the efficiency of the formulation of prevention and maintenance work plans, monitoring of work histories, predictions of future tasks from the analyses of repair and replacement histories, and performance of LCC (life cycle cost) calculations. Reliable maintenance of national properties can thus be achieved by using the BMS, which promotes reasonable and efficient repair and replacement activities.展开更多

Disciplines of architecture and urban design ...The processes of globalization, the consequences of which are evident in all comers and at all levels of the contemporary world are linked to an increasing homogenization. Disciplines of architecture and urban design contribute to that process, which is affecting the very definitions of place and identity. A desire to maintain and (re)create local identity within the context of that increasingly global world is connected to reviving of the past or to various interpretations of history, and preservation of the built environment of the place. This paper identifies peculiar processes of creation and maintenance of identity of place in the precincts of Tokyo Yanaka, Nezu and Sendagi, known as Yanesen. The authors argue that in Yanesen innovation appears as the byproduct of complex and creative responses to the threats of globalization, within a perpetual interplay of persistence and change. The paper opens a number of questions of where and how innovation in built environment can contribute to persistence of place identity.展开更多

Because of that, there is a big incidence of building accidents caused by the negligence of m...The lack of care related to maintenance management is directly linked to the absence of plans for maintenance of buildings. Because of that, there is a big incidence of building accidents caused by the negligence of managers and the lack of investment. The research has shown that, although building inspection is a consolidated building maintenance tool, managers do not prepare their building maintenance plan, nor use building inspection as a tool, leading the buildings to the premature obsolescence. The research calls attention to the building inspection technique that can be used to evaluate building maintenance and conservation. It is also a tool for analysis and investment planning based on actions to solve failures and anomalies that might come out during the building inspection. Those failures and anomalies are classified according to their degree of risk, determining the technical priorities of the investment adjustment in the maintenance plan. The paper presents a risk analysis methodology which classifies inspect elements in a building, determining the priority order of services to be executed on a scale from minimum risk (1) to imminent risk (5). The method shows a tool for building inspection, and it serves as a guideline for building maintenance interventions.展开更多
