The aim of this study is to identify the variables affecting land value. Examined land was selected from the village in Vientiane capital city Laos. Data was collected from 100 villages in center of Vientiane capital ...The aim of this study is to identify the variables affecting land value. Examined land was selected from the village in Vientiane capital city Laos. Data was collected from 100 villages in center of Vientiane capital city by using survey methods. A hedonic price analysis was conducted to determine the marginal return to different land characteristics using an econometric model corrected for correlation. Parcel characteristics such as distance to public park, village income, distance of population, number of the school within 500 meters buffer, distance to the temple, distance to the major market and distance to the business center (CBD). Arc GIS 9.2 was applied to calculate the distance of the factors, after that SPSS 15.0 was used to calculate the land price characteristic based on hedonic price model. The results showed that the distance to the center of population was the main factor influencing to the land price, and followed by school and village income. Map of the land price before and after hedonic price analysis were produced. The land price valuation approaches based on hedonic price model for Vientiane capital city were developed and land price map were predicted. Hedonic price model and GIS were very useful for this research, and finally the policy of the land valuation based on GIS was developed.展开更多

His/her repertoire of leadership styles, arts, and skills has to be wider and richer in variety. He/she must quickly move from one host-country-focused approach to another, drawing the needed blend of leadership styles, arts, and skills from his/her repertoire and effectively applying them to the host country situation. Thus, a CEO must analyze his/her situation and re-orient his/her approach to fit the varying international situations, such as culture, operating, and subsidiary's organizational, economic, political, governmental, and technological. An effective CEO is perspicuous and quick of action in adjusting and modifying his/her roles, styles, arts, and leadership processes to fit the situation in which he/she is in at the moment.展开更多

The case study reviews the back...Utilizing primary documents available at the George Bush Presidential Library, this study evaluates the veto record of President Bush using a case study as well as quantitative methods. The case study reviews the background and fate of the only veto overridden during his term in office. It finds that the Bush White House had tried on several previous occasions to scrap the legislation, only to have it be reintroduced in each succeeding Congress. By 1992, when George Bush was running for reelection and in trouble politically, his team was unable to stave off defeat. The article likewise assesses the success of the Bush administration in its employment of the veto and compares the veto record of President Bush to previous and subsequent chief executives.展开更多
Generalized Inversion Method has been used to estimate the spatial variation of site effects,using the digital data of SH-waves recorded by 63 stations in the Capital Circle Region of China from 2001 to 2006.We gained...Generalized Inversion Method has been used to estimate the spatial variation of site effects,using the digital data of SH-waves recorded by 63 stations in the Capital Circle Region of China from 2001 to 2006.We gained the site effects of all stations participating in the calculation.We found that the site effect of rock was stabile and about 1.0 from 1.0Hz to 10.0Hz,while the site effect of deposit was high in low frequencies,about 3 ~ 7 from 1.0Hz to 8.0Hz,and the site effect was protuberant at about 5.0Hz,then fell as the frequency increased.The result shows the shape and intensity of station site effects are mainly influenced by the lithology below the station,and possibly also by the local geological structure.展开更多
