Industrial real estate plays an increasingly important role in urban economic development and industrial restructuring.In the process of the development of industrial real estate,both the major investors of industrial real estate and the value growth patterns of industrial real estate have changed.The increase in the value of industrial real estate has contributed to the promotion of urban economic upgrading,social development,and industrial restructuring.In this paper,the investment model of industrial real estate from a single government investment to a diversified model was analyzed,and the value growth patterns of industrial real estate under these two models were elaborated.It is concluded that value growth patterns under the diversification model are more diverse.This paper divided the driving factors of diversified industrial real estate value growth into two types:source factors and secondary factors,used the analytic hierarchy process(AHP) to quantify the driving factors,reached the conclusion that four factors including the industrial real estate market size and the level of independent technology of the enterprise had a major impact on the value growth of industrial real estate,and put forward suggestions for the rapid development of industrial real estate. 展开更多

And then index weighing is determined based on the degree of importance. The result of the quantitative analysis of real estate industry in Chongqing suggests that its first three evaluating indicators live up to the index requirement of a pillar industry while its degree of industry correlation is not satisfactory. This paper discusses whether target costing (TC) is affected by the impacts of external circumstances and appears dynamic in real estate development industry. A case study was conducted and combined with literature reviews to test this proposition. The results of this paper show that the formula appears dynamic on the impacts of economic depression/recession, inflation, and change of governmental policy to assist the firms in the achievement of planned profits. TC, as a strategic profit management system in the industry, exhibits brisk utilization in a dynamic formula with more of a focus on value added to maintain fixed profits. It is different from the focus on cost reduction by a static formula in previous literatures. 展开更多

The real estate market has shifted from being undersupplied to having an equilibrium of supply and demand with regional oversupply. Real estate risks in some cities have begun to emerge, but overall real estate risks remain controllable. Given the major changes taking place in the supply and demand of China's real estate market and the current stage of its development, it is projected that China's real estate investment growth will continue to slow down during the 13th Five-year Plan period and pressures on the renovation of inventory housing will intensify. According to the changes in the development of China's current real estate market, the objectives of real estate development will be adjusted to put a higher premium on the development level, the quality of real estate development, and the improvement of housing conditions. Reform and policy adjustments should be carried out to effectively prevent real estate market risks and to achieve stable operations inside the real estate market itself. 展开更多

Since the city of Chongqing became a municipality on 14th March, 1997, the structure of Chongqing population has undergone tremendous changes. Especially the young, born after the 1980s, will play an important part in the future housing market. So it seems quite urgem to effectively satisfy the housing needs of young people. Massive research and practices indicate that the housing industrialization conserves the environment, improves quality and reduces cost of housing and is among the most effective ways to boost sustainable development of housing industry. The main objective of the paper is to discuss how to meet the growing housing demands of the young and concludes that housing with recreation, sports and other ancillary facilities will be better fit to the young to rent or to own. Furthermore, an analysis of the Chongqing housing market potential of young people's wish to rent or to purchase satisfactory housing demonstrates that some real estate investors may be failing to exploit serious opportunities that could arise from providing service to the young. And this case study of meeting the changing housing needs of the young may help accelerate the process of housing industrialization in Chongqing as well as providing a useful study concerning housing industry. 展开更多

Based on China’s real estate investment(REI), commercial housing sales(CHS), and GDP data from 2001 to 2020, we studied the dependence, asymmetry, and transmission direction of China’s real estate and economy. Their cross-correlation is demonstrated through the deep crosscorrelation analysis(DCCA) algorithm, multifractal asymmetric detrended cross-correlation analysis(MF-ADCCA) algorithm and DCCA algorithm based on a time delay. Both REI and CHS have persistence with GDP. The real estate industry and economy have asymmetric multifractal characteristics.Meanwhile, real estate and the economy have different trends, and they can affect each other with the same length of time delay. This effect diminishes in a short period of time, and there are unsteady fluctuations in cross-correlation persistence in the long term. 展开更多
