Housing associations make too small a contribution to society, the government has to step in too frequently because of maladministration, and the associations' executives are often unaware of the far-reaching impact ...Housing associations make too small a contribution to society, the government has to step in too frequently because of maladministration, and the associations' executives are often unaware of the far-reaching impact of their decisions. These are the conclusions of new academic research conducted by Jan Veuger of Rotterdam School of Management, Erasmus University (RSM). In the author's dissertation, he asserts that in numerous cases, there is no correlation between social and financial objectives. The Dutch House of Representatives debated the results of the report Ver van huis from the Parliamentary Committee of Inquiry on Housing Associations in early December, 2014. The research that is being carried out at the moment is constructed in a manner that if we understand something about value thinking and what underlying motivation is, an approach can be deducted that will allow us to control them. After the introduction, an explanation of the theme of the research will be given and the choice for a four-phase model with a deepening as to what value(s) is (and are). From the perspective of the four-phase model, the emphasis will be put on the socialization and thinking capacities, and parallels will be drawn between the values within the four-phase model, the examined values, and in specific, public housing corporations.展开更多

In this study, the interdependency is presented between the characteristics of the buildings and the relative economic value, in order to plan economic policies and preconditions for improving the quality of the Europ...In this study, the interdependency is presented between the characteristics of the buildings and the relative economic value, in order to plan economic policies and preconditions for improving the quality of the European buildings heritage through access, by an holistic approach, to the necessary f'mancial resources. The economic value of a real estate asset is closely connected to the construction features and their performance over time (lifecycle). Safer, more comfortable and productive buildings for inhabitants are at the same time more operationally efficient and economically convenient for the owners. Solidity characteristics and static resistance to earthquakes, eco-efficiency and other constructive qualities of the building will provide benefits in the long term, and they are directly related the LCC (life cycle cost) including specific construction and/or maintenance costs. Moreover, these characteristics have an impact on the "market value" and on the "mortgage lending value" of properties, as well as on the possibility of financing the purchase through access to more affordable mortgages, and to make really feasible conversions even in the absence of public financial resources. This study introduces a new approach for conversions involving whole buildings or city areas. This research identifies the economic sustainability of a project by combining principles and suitable methodologies, together with performance and other characteristics. These aspects constitute the essential prerequisite for obtaining mortgages from banks and/or financial resources from international investors.展开更多
目的探讨基于射频识别(Radio Frequency Identification,RFID)技术的手术室耗材智慧屋管理系统的应用效果。方法利用超高频RFID技术,将手术室原有库房进行整体改造及屏蔽铺设,搭建成基于RFID的手术室耗材智慧屋管理系统,建立产品入库、...目的探讨基于射频识别(Radio Frequency Identification,RFID)技术的手术室耗材智慧屋管理系统的应用效果。方法利用超高频RFID技术,将手术室原有库房进行整体改造及屏蔽铺设,搭建成基于RFID的手术室耗材智慧屋管理系统,建立产品入库、使用登记、库存管理和查询4个模块,完成对高值耗材的全过程管理和可追溯管理。比较系统使用前后耗材管理不良事件发生率、日均管理时间、日均领用时间和领用次数以及未使用耗材归位率情况。结果系统使用后,耗材管理不良事件发生率为2.9%,显著低于系统使用前的8.8%(χ^(2)=31.601,P<0.001);耗材日均管理时间为(66.56±10.37)min,显著低于使用前(110.18±16.89)min(t=69.598,P<0.001);耗材日均领用时间和领用次数显著低于使用前(t=109.051、39.659,均P<0.001)。未使用耗材归位率由系统使用前的95.2%提高到使用后的100%。结论手术室耗材智慧屋管理系统在高值耗材管理中应用效果显著,可减少耗材管理不良事件的发生,精简耗材管理和领用环节,值得推广应用。展开更多
