The modes and trajectories of urban redevelopment have thus become areas of major concern for both policymakers and scholars. Taking the multi-actor participation nature of redevelopment, this paper stemming from the game-theoretical approach demonstrates in empirical terms on two major fronts. First, the redevelopment of industrial land without the transfer of land use right is shown to be deadlocked by the incapacitation of the original land-user and unlocked with the participation of the new developer. Second, the preference of the original land-user to maximize its interests by operating by itself rather than continue to cooperate with the new developer is observed in the post-redevelopment stage. Therein, the entrepreneurial local government acts only as a “mediator” between the two market entities and tends not to directly intervene in their cooperation. Thus that, it is the reasonable distribution of potential benefits or the pricing of different rights in the land property right bundle rather than their definition that matters more for land redevelopment. Because the delineation of land property rights has never been a problem in a mature land market, particularly for stock industrial land.展开更多

The construction and application of the ANN model took into account the comprehensive, spatial and complex nature of urban land use. Through a preliminary calculation of the degree of intensive land use of the sample area, representative sample area selection and using the back propagation neural network model to train, the intensive land use level of each evaluation unit is finally determined in the study area. Results show that the method can effectively correct the errors caused by the limitations of the model itself and the determination of the ideal value and weights when the multifactor comprehensive evaluation is used alone. The ANN model can make the evaluation results more objective and practical. The evaluation results show a tendency of decreasing land use intensity from the core urban area to the periphery and the industrial functional area has relatively low land use intensity compared with other functional areas. Based on the evaluation results, some suggestions are put forward, such as transforming the mode of urban spatial expansion, strengthening the integration and potential exploitation of the land in the urban built-up area, and strengthening the control of the construction intensity of protected areas.展开更多

This paper studied the interaction between land use changes and related transport routes, particular about how different transport routes and road nodes influence the conversion of industrial lands to residential and commercial uses respectively. Taking Changchun, an old industrial city in the rust belt of China as a case of study, we explored and compared the influences of different transport routes and road nodes on industrial land conversion. We found that surrounding the studied transport routes, more industrial lands were replaced by residential lands than by commercial lands. Also, apparent differences exist in the corridor effects of different transport routes(i.e., light rail, expressway and trunk road) and road nodes(i.e., expressway nodes and trunk road nodes) while the industrial lands convert to residential and commercial uses. Our research findings help us to illuminate the interactive relationships between transportation and industrial land conversion in old industrial cities which are undergoing social, economic and the related urban transition in Northeast China.展开更多

This study identified 55 major mountain cities at and above prefecture level, and analyzed the land expansion characteristics and driving forces, based on visually interpreted data from TM images in 1990, 2000, 2010 and 2015. From 1990 to 2015, total built-up land area of the mountain cities increased by 3.87 times, 5.56% per year. The urban land growth was apparently accelerated after 2000, from 4.35% per year during 1990-2000 increased to 6.47% during 2000-2010 and 6.2% during 2010-2015. Compared to the urban population growth, the urban land expansion rate was 44% higher. As a result, the urban land area per capita increased, but it was still within the government control target, and also was much lower than the average of all cities in China. Urban development policy, changes to administrative divisions, GDP and population growth, and road construction were identified as the major driving forces of land expansion. Terrain conditions were not found a relevance to the urban land expansion rate during 1990-2015, but had a significant impact on the layout and shape, and also probably on the urban land efficiency.展开更多

文摘Urban growth and shrinkage constitute the overall pattern of growing urbanization across the globe.Studies on urban vacant land(UVL)are few,and have proved to be mainly rudimentary and subjective. This paper first presents the definition of UVL based on bibliometric analysis.Typology, morphology, proximate causes, and the multiple functions of UVL are then analyzed at parcel, transect, city, and national levels based on an international review. Results show that UVL can be categorized by land cover, land usage, and land ownership.Worldwide,UVL has been widespread and extensive. For example, the occurrence probabilities of UVL in the cases of Guangzhou and New York are 8.46%-8.88%and 3.17%-5.08%,respectively.The average vacancy rate of residential land amounts to 11.48%in 65 U.S.cities.Generally,UVL shows fragmentation and irregular shape, and significant spatial differences exist at parcel, transect, city, and national levels.Proximate causes, such as excessive land division, irregularly shaped land parcels, decreases in resident population, deindustrialization, land speculation, insufficient investment, and environmental concerns, can all result in UVL.Currently,UVL has become a gray area of social, economic, and ecological space. However,it can also be considered a potential resource for enhancing urban sustainability.Policy implications to promote urban sustainability using monitoring, control, and differential revitalization of UVL are presented.
文摘Changes in transport are likely to preduce changes in land use, and these long-term effects of transport policy may be of considerable potential importance. There is a growing movement, "The New Urbanism", which seeks to reconnect transport with land use and in particular to eslablish transitoriented development where higher-density,mixed-use areas are built around high-quality transit systems. Based on analysis on development and Pattern of urban transport inGuangzhou, this paper researches composition of urban transportation and struclure of travel pattern. The urban transport system development and change in urban form as well as change in land use are closely related. The urban transport, system required and promnoted by the high-density land-use pattern. There are many problems in the urban transportation and land-use, one of the resolving is integration of urban transport planning and land-use planning.

文摘With the acceleration of urbanization, changes in the urban ecological environment and landscape pattern have led to a series of prominent ecological environmental problems. In order to better coordinate the balanced relationship between city and ecological environment,we selected land use change data to evaluate the habitat quality in Hohhot City of China, which is of great practical significance for regional urban and economic development. Thus, the integrated valuation of ecosystem services and tradeoffs(InVEST)and Cellular Automata-Markov(CA-Markov)models were used to analyze, predict, and explore the Spatiotemporal evolution path and characteristics of urban land use,and forecast the typical evolution pattern of land use in 2030.The results showed that the land use types in Hohhot City changed significantly from 2000 to 2020,and the biggest change took place in cultivated land, grassland, shrub, and artificial surface. The decrease of cultivated land area and the increase of artificial surface area were the main impact trend of land use change. The average value of habitat quality had been decreasing continuously from 2000 to 2020,and the values of habitat degradation were 0.2605,0.2494,and 0.2934 in 2000,2010,and 2020,respectively,showing a decreasing trend. The decrease of habitat quality was caused by the needs of economic development and urban construction,as well as the impact of land occupation.During this evolution, many cultivated land and urban grassland had been converted into construction land. The simulated land use changes in 2030 are basically the same as those during 2000-2020,and the habitat quality will still be declining. The regional changes are influenced by the urban rapid development and industrial layout. These results can provide decision-making reference for regional urban planning and management as well as habitat quality evaluation.

文摘The importance of accurately mapping and monitoring land cover changes over time is increasing, especially in rapidly growing coastal cities. In this study, three pairs of Landsat images of Yantai,a representative coastal city in China, from 1989,1999,and 2009 were selected to monitor land cover changes and urban sprawl dynamics. To improve the classification accuracy, three classification methods together with the minimum noise fraction(MNF)and pixel purity index(PPI)calculations were performed on the images. The classification results showed that the overall five-class classification accuracies averaged 91.38%for the 20-year period, which produced an accuracy of 83.78%for change maps. The analysis of change maps indicated that from 1989 to 2009,the percentage of urban area increased from 31.41%to 50.28%of the total area, and the newly urbanized area was mainly located in residential areas and the reclaimed harbor region.Analysis of the relationships between urban area and its driving forces obtained from statistical data found that the urban sprawl of Yantai before 2000 was relatively extensive, which is consistent with the conclusion drawn by using remote sensing techniques. The research results could be used as inputs for sustainable urban management and establishing Digital Earth database.

文摘Land tenure security is pertinent to achieving the sustainable development agenda in cities where land is needed and useful for development purposes.Sufficient empirical research has been done to prove the importance of tenure security for investment, resilience, conservation, food security,as well as health and well-being,but it has not been clarified if and how land tenure security could adequately influence place loyalty and satisfaction with the residential environment,as it is clear that place loyalty and satisfaction are pertinent to inclusive development.Using the case of Ibadan City, the study examined how different dimensions of tenure security could determine residents’place loyalty and satisfaction. The study employed a survey cross-sectional research design to distribute 514 structured questionnaires to household heads across 4 sampled peri-urban local government areas while 452 were retrieved for analysis.Hierarchical regression analysis model was employed to understand the association between tenure security dimensions and satisfaction(as model I)and loyalty(as model II).For model I,F=8.640,P=0.000,R=0.555,and R^(2)=0.308 were obtained;while for model II,F=9.157,P=0.001,R=0.415,and R^(2)=0.173 were acquired. This thus means that residents’place loyalty and satisfaction can partly be explained by tenure security. In particular, respondents with no eviction experience, recognized property rights, and invulnerable to eviction have higher odds of being satisfied and loyal. Therefore,we recommend protection, improvement, and upgrading of land tenure security as one of the means to promote place loyalty and satisfaction, which is essential to achieving inclusive and sustainable development.

文摘Land expansion of mountain cities in China is not systematically studied yet. Terrain conditions were not found a relevance to the urban land expansion rate during 1990-2015, but had a significant impact on the layout and shape, and also probably on the urban land efficiency.
