Assessment of Compliance to Building Energy Efficiency Strategies in the Development of Housing Estates in FCC, Abuja Nigeria

Compliance to local energy efficiency strategies can significantly reduce energy consumption in buildings and promote sustainability. However, Nigeria Building Energy Efficiency Code (BEEC) seems to be just paper work without enforcement or compliance. Assessment of Compliance to Green Building Energy Efficiency Strategies in the Development of Housing Estates in FCC, Abuja Nigeria was carried out. The compliance of estate buildings to BEEC in the study area was assessed;and the aspects of the building energy efficiency strategies with more compliance were determined. Data were mainly from primary sources such as questionnaire survey, interview with key informants and observation. The study population included all estate developers and building construction professionals. Data were gathered from one hundred and fifty (150) building professionals through questionnaire administration. Data collected were analysed using Z score and ANOVA and presented in tables. Results show that only 18% of respondents agreed that building complied with BEEC, and the Z score for positive affirmation is below average score. There is a significant difference in the integration of different energy efficient management strategies in the estates’ construction at 95% confidence level. The integration of measures such as window to wall ratio and window shading’ were significantly higher than other BEEC strategies such as roof insulation and minimal air condition unit (≤EER/COP of 2.8). Thus, the development of estates in FCC Abuja did not achieve energy efficiency. 展开更多

As China housing reform deepens, the second-hand housing transactions become more and more popular and real estate brokerages, as an intermediary of the transactions, become an undeniable important part of this market. This article mainly explores the roles and the acting mechanism of real estate brokerages in the second-hand housing market. The results show that the participation of real estate brokers in the second-hand housing market may have positive and negative influences. On one side, brokers ease the housing transaction process and benefits buyers and sellers by shortening the sale time on the market. On the other side, if brokers are the only participants in the housing transaction, acting as buyer and seller like some firms do, housing prices will increase and this negative effect will become even stronger as the participation of many more brokers increases. Therefore, the regulation and management of the industry is vital for the long and healthy development of the housing market in China. 展开更多

To avoid the effects of systemic financial risks caused by extreme fluctuations in housing price,the Chinese government has been exploring the most effective policies for regulating the housing market.Measuring the effect of real estate regulation policies has been a challenge for present studies.This study innovatively employs big data technology to obtain Internet search data(ISD)and construct market concern index(MCI)of policy,and hedonic price theory to construct hedonic price index(HPI)based on building area,age,ring number,and other hedonic variables.Then,the impact of market concerns for restrictive policy,monetary policy,fiscal policy,security policy,and administrative supervision policy on housing prices is evaluated.Moreover,compared with the common housing price index,the hedonic price index considers the heterogeneity of houses and could better reflect the changes in housing prices caused by market supply and demand.The results indicate that(1)a long-term interaction relationship exists between housing prices and market concerns for policy(MCP);(2)market concerns for restrictive policy and administrative supervision policy effectively restrain rising housing prices while those for monetary and fiscal policy have the opposite effect.The results could serve as a useful reference for governments aiming to stabilize their real estate markets. 展开更多

In the last twenty years, China has experienced a rapid development in the real estate industry. The continuous rising house price causes many social and economic problems and draws a lot of attentions from academia, business world and government. Many researchers shed light on this problem from different angles, but till today, it hasn’t been fully resolved. In this paper, we try to examine the real estate bubble from a virtual economic perspective. We think that the virtual feature of real estate alters its economic role from a purely living and working place to a financing instrument. We use the newest monthly data of China real estate market from 2006 to 2018 and estimate the relationship between the housing bubble and real estate industry virtualization. We identify a significant positive association between house price index and the purchase price of land in real estate investment. This result suggests that virtual feature of real estate has deepen the bubble problem in the industry and its virtualization degree appears to be closely related to the virtual feature of land and its price proportion to real estate investment. 展开更多

It is partial to only considering private rights dimension when deciding whether registration validity doctrine or registration confrontation doctrine should be implemented in housing land use right. Compilation of land use planning, implementation of land use control and promotion of arrangement project in rural residential area all rely on sound and complete housing land registration data. To clarify housing land right adscription, eliminate hidden troubles causing housing land dispute and promote the establishment of harmonious countryside can never be achieved without housing land registration data. To carry out registration validity doctrine of housing land use right can effectively guide farmers' registration behavior and thus build a perfect registration information system of housing land use right. After the cross-village and even cross-town arrangement in rural residential areas, rural acquaintance society has transformed into semi-acquaintance society and even stranger society. Since the city of Chongqing became a municipality on 14th March, 1997, the structure of Chongqing population has undergone tremendous changes. Especially the young, born after the 1980s, will play an important part in the future housing market. So it seems quite urgem to effectively satisfy the housing needs of young people. Massive research and practices indicate that the housing industrialization conserves the environment, improves quality and reduces cost of housing and is among the most effective ways to boost sustainable development of housing industry. The main objective of the paper is to discuss how to meet the growing housing demands of the young and concludes that housing with recreation, sports and other ancillary facilities will be better fit to the young to rent or to own. Furthermore, an analysis of the Chongqing housing market potential of young people's wish to rent or to purchase satisfactory housing demonstrates that some real estate investors may be failing to exploit serious opportunities that could arise from providing service to the young. And this case study of meeting the changing housing needs of the young may help accelerate the process of housing industrialization in Chongqing as well as providing a useful study concerning housing industry. 展开更多

Social imbalance and obsolescence of the built environment has emerged in large sized housing estates in metropolises. In particular, the requirement of such planned housing areas has not matched public service provided by the infrastructure. On not only physical but also social aspect of local communities of this kind of housing area have a lot of problems while it also has a lot of good characteristics. A representative one is that age of the tenants is rising very swiftly and it makes the local community imbalanced. Nowadays many countries including Japan have tackled problems concerning housing estates constructed during the mass housing era and try to search for ways to reactivate so-called new town areas by utilisation of existing environmental resources such as building stock and ample green open space. In Japan many elemental technologies have been developed in order to utilise existing building stock. However, how to combine these technologies and new holistic methods for reactivation are still underdeveloped. Therefore, it is very important to fred these ways and to make a comprehensive plan for rehabilitation of these areas. The first purpose of our study is to develop and clarify how to organise and integrate many kinds of elemental techniques and the holistic measures for the improvement of both social and physical environment in suburban mass housing estates. Subsequently we try to reorganise proper relations between human settlements and the various service provision for those regions. Our last focus is put on searching for new ways to raise the value of existing housing environment. Our conclusion intends to indicate important of the master plan and its execution, where mass housing estates progress for the physical and social improvement. 展开更多

购房合同的处理无疑是房企破产的焦点之一。从系统性风险和法治化双重视角看,管理人原则上应当选择继续履行现房合同并认可已支付房款的优先权地位和对房企违约金的劣后债权地位;从房屋续建可能产生的价值提升以及消费者住房生存权益的... 购房合同的处理无疑是房企破产的焦点之一。从系统性风险和法治化双重视角看,管理人原则上应当选择继续履行现房合同并认可已支付房款的优先权地位和对房企违约金的劣后债权地位;从房屋续建可能产生的价值提升以及消费者住房生存权益的保障角度看,管理人原则上也应当选择继续履行期房合同。与普通待履行合同的处置模式不同,购房合同的处置应转变为购房者的多层次自决:基于债务人追加担保及共益债保障的障碍,购房优先权人有权逐一决定是否接受现金清偿或是等待交房,且全体购房债权人基于对重整风险的分摊和自身权益的让步,均有权对重整计划、续建方案等事项进行表决,并根据其付出的时间与金钱成本分享房企继续履行购房合同的成果。在其他融资途径均行不通的情况下,可以由选择交房的购房者出资续建,且其出资额形成共益债务。同时还应充分利用数理思维来维护购房者之间的同质性及相应的权利救济。 展开更多
