北京郊区化进程中人口分布与大中型商场布局的互动

北京市目前正处于城市郊区化的初期,文章借助沃尔克人口重心和洛伦兹曲线,刻画出1991—2000年北京市城区人口分布的变化,并通过人口重心公式的转化使用,计算了同期城区大中型商场分布的变化。研究发现,在北京市由向心集聚型向离心分散型过渡的阶段,城区大中型商场的重心移动与人口重心移动方向基本一致,但是时间上存在大约2年的滞后。这说明人口郊区化对大中型商场分布郊区化有一个正向带动。同时大中型商场重心的偏移对人口的分布也有较大影响。

笔者对大连市的九家大型百货商场进行了一次实证研究,探究顾客体验的影响因素对顾客体验的影响机理。实证研究发现:顾客维度因素、情境维度因素、交通维度因素是影响顾客体验的三个主要维度因素(其中,情境维度因素是最重要的维度因素);服务功能质量是顾客体验最重要的影响因素,它不仅直接影响顾客的感知体验和情感体验,一些影响因素也通过它间接地影响顾客的感知体验和情感体验。

百货店店铺印象中的服务要素测量研究

服务要素的测量是研究服务密集型零售业态店铺印象的关键环节。以往的服务要素测量以SERVQUAL中服务要素为主,但SERVQUAL量表的服务要素是否适合测量百货店店铺印象,需要进一步证实。文章在原有SERVQUAL量表的基础上,对百货店店铺印象中服务要素进行相应的扩充和修改,通过EFA和CFA分析,对其进行实证检验。结果表明,百货店服务要素分为有形性、便利性、响应性、移情性和可靠性。而且,我国消费者对百货店的服务要素认知越来越细化,越来越注重娱乐性服务项目,因此百货店的服务要尽量使消费者体会更多的愉悦感。

关于百货业经营模式问题的探讨

本文就联营模式产生的历史背景、联营模式存在的合理性及其弊端进行了说明,同时也描述了新形势下相关百货企业的应对之策,并且就百货企业采取自营模式所面临的问题进行了分析,指出了百货企业如欲采取自营模式需要注意的问题,认为百货企业在未来相当长时间内依然主要会采用联营模式,自营模式的时代还未到来。
