The modes and trajectories of urban redevelopment have thus become areas of major concern for both policymakers and scholars. Taking the multi-actor participation nature of redevelopment, this paper stemming from the game-theoretical approach demonstrates in empirical terms on two major fronts. First, the redevelopment of industrial land without the transfer of land use right is shown to be deadlocked by the incapacitation of the original land-user and unlocked with the participation of the new developer. Second, the preference of the original land-user to maximize its interests by operating by itself rather than continue to cooperate with the new developer is observed in the post-redevelopment stage. Therein, the entrepreneurial local government acts only as a “mediator” between the two market entities and tends not to directly intervene in their cooperation. Thus that, it is the reasonable distribution of potential benefits or the pricing of different rights in the land property right bundle rather than their definition that matters more for land redevelopment. Because the delineation of land property rights has never been a problem in a mature land market, particularly for stock industrial land.展开更多

The degree of the low intensity of land use needs to be evaluated. The current method of comprehensive evaluation and grading by one index system has the limitations due to the existence of differences between regions and industries. This paper evaluates industrial land use intensity by Total Factor Productivity (TFP) analysis, which not only measures the intensity but also illustrates the ef-ficiency of input factors. Many parts of East Africa have become highly fragmented, putting development systems and activities in these areas at risk of complete collapse. Land fragmentation occurs when land gets converted for agriculture, industrialization, or urbanization, invaded by non-local plants, or enclosed for individual use and by subdividing farmlands into subsequent smaller units called parcels with varying average farm sizes. Fragmentation results from inappropriate agricultural development processes and ineffective land use planning that fails to recognize how farmland is used, and the importance of its interconnected areas. Insecurity of tenure and resource rights are key factors in making this possible. Land fragmentation is one of the key reasons why the ability of most resources in East Africa becomes scarcer, and those remaining become “privatized” by more powerful community members—keen to maintain their access to them. Such individualistic attitudes are new and disadvantage the poorest even further by affecting the traditional customary safety nets and agricultural outputs. Neither the government nor customary governance systems effectively protect resource access for the poorest. This review summary report identifies the key causes, measures, and implications, government interventions, and the common remedies to land fragmentation problems in the East African Countries of Kenya, Uganda, Rwanda, and Tanzania including neighboring Ethiopia, and the Sudan. The findings indicated from 2005 to 2015, the population kept increasing for all the named countries in East Africa with Rwanda and Uganda having a substantial increase in population density. The study review further explores the trend in the performance of agriculture by average farm sizes within the intervals of five years by highlighting their strong linkages and found that the average farm size has declined drastically, especially for Kenya. This can only mean that small farms kept becoming smaller and smaller and that there were more small-scale farmers. The results further depicted that the major and commonly cultivated food crops among the East African countries include maize, sorghum, rice, cassava, sweet potatoes, bananas, Irish potatoes, beans, peas, etc., with maize yields (Mt/ha) in 2003 for Uganda being the highest (1.79 Mt/ha) and the lowest in Rwanda (0.77 Mt/ha) respectively. Therefore, from the review results, recommendations are being made as to how the negative impacts of land fragmentation on agricultural productivity can be reduced or mitigated. One way is by community sensitization and awareness about the importance of land consolidation and its proposition on farm productivity.展开更多

This paper studied the interaction between land use changes and related transport routes, particular about how different transport routes and road nodes influence the conversion of industrial lands to residential and commercial uses respectively. Taking Changchun, an old industrial city in the rust belt of China as a case of study, we explored and compared the influences of different transport routes and road nodes on industrial land conversion. We found that surrounding the studied transport routes, more industrial lands were replaced by residential lands than by commercial lands. Also, apparent differences exist in the corridor effects of different transport routes(i.e., light rail, expressway and trunk road) and road nodes(i.e., expressway nodes and trunk road nodes) while the industrial lands convert to residential and commercial uses. Our research findings help us to illuminate the interactive relationships between transportation and industrial land conversion in old industrial cities which are undergoing social, economic and the related urban transition in Northeast China.展开更多

A pot-culture experiment was conducted by taking the two soils (JNU and Chhattarpur) amended with sludge (0%, 10%, 20%, 30%), pretreated with lime (0%, 0.5% and 1%). Two wheat seedlings were planted per pot containing 3 kg sludge amended or control soil and the experiment was carried out till harvesting (four months) in a glass house. Lime treatments enhanced the N content in wheat plant in almost all cases. Sludge and lime treatments enhanced dry weight in wheat plants grown in Chhattarpur soil and dry weight increased with time. Maximum growth was observed in 0.5 lime treated and 20% sludge amended soils. But we have to take an account about any kind of metal toxicity before disposal of this waste to land.展开更多

文摘This report provides an overall assessment of land fragmentation problems in East Africa. One way is by community sensitization and awareness about the importance of land consolidation and its proposition on farm productivity.

文摘Nowadays, urban transit system has become one of the major forces underlying urban pace transformation via changing accessibility of related land parcels, which leads to the changes of land value and land use structure. Our research findings help us to illuminate the interactive relationships between transportation and industrial land conversion in old industrial cities which are undergoing social, economic and the related urban transition in Northeast China.

文摘In order to study the current situation of land transfer in the process of agricultural industrialization in the Qinling-Daba Mountains(Shiyan),27 villages of 14 townships(towns) of six counties(cities) were visited and investigated through questionnaires, and the current situation and characteristics of land transfer among large professional households( large grain producers),family farms, agricultural enterprises and cooperatives in the process of agricultural industrialization were analyzed and summarized. The main issues affecting land transfer were summarized, such as big difference of inflow and outflow will, single way of land transfer, high cost of planting, weak agricultural infrastructure,a lack of production and operation technology, insufficient funds and short land transfer period, and imperfect social security system.Meanwhile, some countermeasures were proposed, such as improving land transfer system, precise subsidy policy and social security mechanism of Shiyan City, guiding long-term and normalized land transfer, strengthening training of professional skills and improving the quality of human resources, actively promoting the " three-township project",and attracting the investment in land transfer projects.

文摘Although the relationship between the size of urban industrial land use and pollutant emissions has been widely discussed from different perspectives(e.g.,the scale and crowding effects),the results of various studies have revealed positive, negative, and combined impact relationships. However, how the expansion of urban industrial land use affects SO_(2) emissions remains unknown. We need to clarify this relationship in order to facilitate the realization of China’s pollution reduction and emission reduction goals. This study used the panel data from 294 cities spanning from 2011 to 2019 to construct a spatial econometric model. The objective was to explore the correlation between the scale of urban industrial land and sulfur dioxide emissions in China. The results show that a large scale of urban industrial land use corresponds to lower sulfur dioxide emissions per unit of industrial added value.By gaining a deeper understanding of the relationship between the scale of urban industrial land use and sulfur dioxide emissions, policymakers can further reduce pollutant emissions by rationalizing the planning of urban industrial land use and industrial layout. In addition to promoting industrial agglomeration and economies of scale in cities with extensive industrial land use, this strategy can support the development of efficient and environmentally friendly industries in areas with limited industrial land use.Optimizing the technology and encouraging the development of green industries can help reduce environmental pollution and promote sustainable urban development.

文摘China is in a transitional period between urban renewal and industrial change. In this period, the focus has been on the suburbanization of enterprises and land transformation in old industrial areas, particularly areas with chemical industries.A life cycle theoretical framework was established to develop chemical industrial zones in the context of urban expansion and land function conversion. The long-term historical processes and mechanisms that transformed a typical old chemical industry area along the Yangtze River,Yanziji Area of Nanjing City were unveiled and comparatively analyzed. The study found that the entire life cycle of the case study area was formed through the combined action of different influencing factors.Traditional industrial location factors played important roles during the rise and continuity of the chemical industry zone, while unconventional environmental regulations and government policies drove its decline and transformation. In the transformation of the old chemical zone, the renewal and redevelopment of industrial land into higher-value residential land is a key link determining the feasibility of government fund compensation and the circulation of capital. These findings demonstrate that regional control and environmental regulation play crucial roles in determining the location of polluting industries and the renewal of urban industrial areas. This research enhances the understanding of the development history and reconstruction of chemical industry clusters and plots within megacities at a finer geographic scale.
文摘Wazirpur industrial area of Delhi generates a huge quantity of sludge per day, which is highly acidic in nature (pH 2.7 to 4.4) and contains macronutrients, micronutrients as well as toxic metals. But we have to take an account about any kind of metal toxicity before disposal of this waste to land.
文摘With the rapid development of urbanization, the industrial parks originally located in the suburbs are gradually incorporated into the urban center.Industries that fail to follow the transformation of urban economic development and are forced to close,or enterprises that move out without conforming to the environment, become a gray area within the city. Most of the existing assessments are conducting single assessment of some indicators, but than their actual benefits.Through the field investigation on the starting area of Handan Economic Development Zone, and the evaluation on the nature of land use, development intensity, investment and output, and idle land, inefficient land use in the park is identified.According to different evaluation results, different update and promotion methods are put forward. The research could provide a new evaluation method and idea for subsequent renewal and development of urban industrial parks.
