The institutional environment in China has quite evidently changed during modern socio-economic transitions.Driven both by local government and by marketing force,urban social space was redistributed after the reform ...The institutional environment in China has quite evidently changed during modern socio-economic transitions.Driven both by local government and by marketing force,urban social space was redistributed after the reform of urban land and real estate policies.Urban renewal makes for wide differential rent and therefore gentrification is occurring in China.This paper analyzes the background and institutional environment of gentrification in China,and further discusses the process,characteristics and evolutionary mechanisms in the case of Nanjing,through investigation of the attributes of 1075 residential communities built during the 1998-2008 at a macro level,and interviewing the residents and analyzing questionnaires in 6 different and typical communities at a micro level.As a socio-spatial course of two-way interaction,gentrification is divided into 3 stages of incubation,occurrence and fast development,according to the time of landmark events and policy reform on the leasehold of land in Nanjing during socio-economic transition.In terms of the socio-spatial characteristics of gentrification in Nanjing,the gentrification process under the trajectory of urban renewal makes urban social space present a new circle-layer structure;the rise of quite a number of gated communities results in the fragmentation of social space and privatization of public space;the management mode of modern communities and the change of life style have aggravated the indifference of neighborhood relationship of gentrified communities.Based on the empirical evidence of this study,this paper indicates that gentrification is quite different between China and western countries with respect to spatio-temporal order,dominant forces,paths of realization and spatial expression,and it further reveals the dynamic mechanism of gentrification developing in China at the present stage.展开更多

Based on data of the population census of Shanghai in 2000 and 2010, using location quotient and index of dissimilarity, this paper analyzes the residential differentiation evolution in Shanghai from 2000 to 2010. The results show that except the high-end service industry, the residential differentiation of the employees in the other three types of industries has intensified but is not serious. In addition, the proportion of employees in high-end service industry within the Middle Ring has increased, while that of employees in the middle-and low-end service industry beyond the Middle Ring has increased, which further proves that globalization has an increasingly obvious impact on the socio-spatial differentiation in Shanghai. However, the adjustment in spatial development made by the Shanghai municipal government in response to globalization makes the socio-spatial evolution of Shanghai greatly different from the suburbanization of social elites in the West.展开更多
Based on SPOT5 satellite remote sensing images and land use data in five time phases covering the period 1988–2012, the distribution characteristics, spatial differentiation processes, and driving mechanisms affectin...Based on SPOT5 satellite remote sensing images and land use data in five time phases covering the period 1988–2012, the distribution characteristics, spatial differentiation processes, and driving mechanisms affecting the residential land of the Jinshitan Tourist Resort were studied. The work included a combination of GIS technology, adoption of the differentiation index D, and the multi-group differentiation-measure model D(m). The results provided a basis for the following conclusions: 1) From 1988 to 2012, the degree of differentiation of the rural residential land first decreased, and then increased. The general residential, commercial residential and garden-house land-types all showed declining trends, of which the garden-house type presented the most intense volatility. 2) The overall background of the traditional residential land type was gradually replaced by a new residential land type, and the total area of residential land increased year by year, significantly improving the overall residential conditions. The areas of the new residential land type showed growth, and were increasingly widely distributed in the coastal tourist resorts, transportation corridors, and scenic areas. 3) Government policy, social differentiation, market mechanisms, and individual choices(along with other factors) were mutually promoted, although still restrained. However, all of these factors interacted to constrain the developmental direction and the processes affecting tourism real estate in the Dalian Jinshitan Tourist Resort.展开更多
Residential segregation is a dual process of socio-spatial differentiation in residents and spatio-temporal heterogeneity in dwelling.However,most of the existing studies are established from the single perspective of...Residential segregation is a dual process of socio-spatial differentiation in residents and spatio-temporal heterogeneity in dwelling.However,most of the existing studies are established from the single perspective of urban residents based on demographic data,which is difficult to reveal the dynamics and complex spatial reconstruction within and between cities.With the characteristics of both stability and timeliness,the rapidly changing housing market is one of the processes and results of socio-spatial reconfiguration,and it is undoubtedly a better lens to observe residential segregation.This paper adopts methods such as multi-group segregation index,multi-scalar segregation profiles,and decomposition of segregation index,with Nanjing and Hangzhou as case cities,and establishes multi-scalar segregation profiles and comparative models based on three geographical scales of census tract,block and grid,and different residential types.A quantitative study was conducted on the degree and pattern of multi-scalar residential segregation in Nanjing and Hangzhou from 2009 to 2018.The paper found that the spatial segregation index is an improvement of the non-spatial segregation index.There are differences between Nanjing and Hangzhou in the evolution process of residential segregation.Nanjing has a higher degree of spatial differentiation as a whole,among which spatial components have a more significant impact.展开更多
