However, Nigeria Building Energy Efficiency Code (BEEC) seems to be just paper work...Compliance to local energy efficiency strategies can significantly reduce energy consumption in buildings and promote sustainability. However, Nigeria Building Energy Efficiency Code (BEEC) seems to be just paper work without enforcement or compliance. Assessment of Compliance to Green Building Energy Efficiency Strategies in the Development of Housing Estates in FCC, Abuja Nigeria was carried out. The compliance of estate buildings to BEEC in the study area was assessed;and the aspects of the building energy efficiency strategies with more compliance were determined. Data were mainly from primary sources such as questionnaire survey, interview with key informants and observation. The study population included all estate developers and building construction professionals. Data were gathered from one hundred and fifty (150) building professionals through questionnaire administration. Data collected were analysed using Z score and ANOVA and presented in tables. Results show that only 18% of respondents agreed that building complied with BEEC, and the Z score for positive affirmation is below average score. There is a significant difference in the integration of different energy efficient management strategies in the estates’ construction at 95% confidence level. The integration of measures such as window to wall ratio and window shading’ were significantly higher than other BEEC strategies such as roof insulation and minimal air condition unit (≤EER/COP of 2.8). Thus, the development of estates in FCC Abuja did not achieve energy efficiency.展开更多

By demand to provide a low cost house, there is need for improving structure model and material construction for residents. When material cost takes 60%-70% of total construction cost, it is important to select the appropriate building material. Currently the innovation of material building for main frame and wall component has present for residential projects in Indonesia. Attempt to replace the traditional material such as brick or pozzolan lime concrete block is developed a new material include utilization of coal combustion waste for concrete block, lightweight concrete, or prefab panel wall. This paper presents the research result to develop a tool support for material and system construction selecting that facilitates the selection an optimal material for a simple house construction. However, more than one fourth (29.9%) of the public housing units that were investigated were structurally modified by their occupiers for different layouts. This situation indicated that a fixed plan could not fulfill housing occupiers’ various requirements on spacing layout, and critical awareness had been shown that the adaptability of the public housing units was always ignored. Open Building is well organized and implemented in the field of residential area to increase adaptability and sustainability of dwellings. This paper reviewed the development of residential Open Building and attempted to reveal solutions for the design of adaptability in Chinese public housing. Based on the dwelling unit types, dwelling spaces, living modes and demographic conditions of the public housing units were investigated;and concerning the actual carried out adaptations in the public housing units, this research explored two levels of design and control methods: prototyping unit for possible layouts and flexible partitions for space-function reconfiguration. Taking a case study on vernacular houses of Dongting East Mountain and West Mountain, this paper reveals the "moderate", "etiquette" and "benevolence" as moral contents in the building's layout, form, space, decoration and so on. The moralizing reflects a subtle way of guidance, as well as diversified and systematic characteristics. Vernacular houses deeply mingled with daily life, had unique influence as physical environment, thus realizing the implementation and manifestation of Confucian moralizing ideas that have been converted to folk customs. In sum, the Confucian moralizing function carried by vernacular houses is the product of institutions and rules, and it is also the manifestation of conscious inheritance of cultural identity.展开更多

Trial and error has long been the method for learning how to avoid problems in the construction of energy-efficient housing, including water intrusion and mold growth. Building codes have addressed these issues in prescriptive ways that were not evidence-based. Stricter building codes or builder licensing requirements are not necessarily the solutions to problems associated with misunderstandings about building science. Motivating professionals currently involved in the housing industry to learn through continuing education is a start, but the core problem must be addressed by including building science education in curricula related to architecture, engineering, construction management and other fields. The long-term solution is to include building science education in academic construction management programs. The purpose of this paper is to review the history of what has come to be known as building science and its importance to the residential construction industry. Problems that result from a lack of knowledge about the field are covered and a potential solution is proposed.展开更多

This involves social, cultural,political, and regulatory dynamics. Critically using transition theory conceptualization of a world of dynamics, the paper reviews institutional theory and actor network approaches in an attempt to better account for contemporary developments in Europe, encompassing EU reforms as well as multiple competing concepts. The emergence of "passive houses" in Denmark is used as a case of transition dynamics. The concept was developed in Germany and imported into Denmark. It is a technological niche, encompassing technologies, players, improvisation, and early customers. Passive houses have entered into fierce competition with other future institutions such as LEED (Leadership in Energy and Environmental Design), DGNB (German Sustainable Building Council)/green building council, and active houses. Passive houses were at the outset a well-developed upcoming institution with design principles, software, certification and numerous reference buildings, strong enough to be a challenger institution. They are promoted by a characteristic alliance of architects, consulting engineers, a few clients, and an architect school, whereas the other concepts exhibit their specific actor alliances. Yet passive houses experience barriers such as the reputation of being expensive and non-user friendly, and are currently surpassed by the other concepts.展开更多

Self-build housing projects (SBHPs) among middle and high income developers are faced with many challenges that cause delay in the delivery time of the house(s). The focus of this paper is to analyse the factors that ...Self-build housing projects (SBHPs) among middle and high income developers are faced with many challenges that cause delay in the delivery time of the house(s). The focus of this paper is to analyse the factors that cause delay in SBHPs in order to identify the critical delay factors. Review of literature and expert input revealed 20 variables which were used in a structured questionnaire for data collection from owners, consultants and builders in Wa Municipality. Reliability test, t-test analysis and mean ranking were used in the data analysis. The results revealed that “Delay in obtaining permit from Local Authorities” was the first delay factor followed by “Poor site management and supervision”. The delay factor ranked least was “Inadequate cost estimation and related details” from consultants. The paper recommends that Government agencies that regulate physical development should intensify public education, particularly on responsibilities and obligations, especially among self-builders. The paper recommends further study into labour-related issues as well as communication and information management among participants and its impact on self-build project success.展开更多

Because the situation is comparable to that of other developing nations, it r...Despite multiple schemes implemented by various governments around the country, affordable housing remains elusive to the average Nigerian. Because the situation is comparable to that of other developing nations, it remains a key concern in these countries’ socioeconomic development. Over 52% of Nigeria’s population has been claimed to live in shanties, squatter communities, and informal settlements. This article, therefore, reviews the challenges to the provision of affordable housing in Nigeria and the Sustainable approaches to address them. The article’s findings were based on a thorough examination of the literature. The article’s findings indicated that sustainable approaches for addressing Nigeria’s affordable housing barriers may best be examined through the economic, ecological, social, institutional, and technical factors. The paper urges the present regime, investors, lawmakers, and private developers in Nigeria to implement these approaches for affordable housing provision. The findings from this article will add to the current body of knowledge by providing important information on affordable housing provision and re-directing research interest towards affordable housing in Nigeria and other developing countries.展开更多
