Cultural Complex Design from the Perspective of Urban Renewal: A Case Study of Incheon Geomdan Cultural Complex in South Korea

Urban development should rely on the form of architecture,and incorporating urban planning concepts into architectural design can better assist urban construction.Taking the design of Incheon Geomdan Cultural Complex in South Korea as an example,this paper analyzes how to reflect urban planning elements in architectural design,and studies the role and value of cultural complex architecture in urban development from multiple perspectives such as culture,ecological environment,and public space.It hopes to gain more research and design ideas to promote the development of cultural industries in the region,leverage the advantages of regional cultural formats,and create new cultural settlements in cities.

Microspace Revitalization Design around Xihuangcun Railway Station from the Perspective of Urban Renewal

Railways within the city carry the historical memory of urban development and are important industrial heritage resources.However,with urban development and changes in transportation functions,railways lose their original application value and are gradually left unused or even abandoned,affecting the vitality of the region.Taking the space around Xihuangcun Railway Station as the research object,the public activity space on both sides of the railway is reshaped through five strategies:function revitalization,traffic revitalization,heritage revitalization,spatial revitalization,and landscape revitalization,and the grey area of the city is transformed into a vibrant development zone of the city.

Evaluation and Influencing Factors of Urban Renewal Efficiency Based on SBM Model:A Case Study of the First Batch of Pilot Cities for Urban Renewal

China is already in the second half of the urbanization process,which means that the urbanization path in China needs to shift from“large-scale expansion development”in the past to“comprehensive and refined operation”.To explore how to efficiently carry out urban renewal work,from the perspective of urban renewal efficiency,the first batch of pilot cities for urban renewal released by the Ministry of Housing and Urban Development in 2021 are selected as the objects.And the SBM model and Malmquist index are used to calculate and analyze their urban renewal efficiency.The results indicate that among the 20 pilot cities,Beijing,Tangshan,Suzhou,Tongling,and Jingdezhen are of high grade,and Hohhot,Xiamen,Huangshi,and Yinchuan are of medium grade,while the rest of the cities are of low grade.The regression results of the Tobit model indicate that population density,real estate investment,and regional economic development level are the main influencing factors of urban renewal.Finally,constructive suggestions are proposed for urban renewal from four aspects:concept,technology,real estate,and policy.

Optimization Strategy of Road Traffic System in Urban Renewal Area

At present,problems such as insufficient road infrastructure and supporting facilities,and limited parking spaces are increasingly prevalent,and there are large conflicts of interest in the process of urban renewal.Therefore,it is crucial to improve the quality of the road network.This paper presents an analysis on the current situation of the road traffic system in a completed area outside the Third Ring Road in Xindu District,Chengdu,and provides corresponding road traffic optimization strategies,with aims of solving the existing road traffic problems,improve road service levels,and promote the overall development of the area and improve the quality of urban space.

Reconstruction Strategies for Historical and Cultural Areas from the Perspective of Urban Renewal:Taking Xigu of Tianjin as an Example

With the development and changes of the times,many cities have to face the problem of renewal.However,in the context of globalization,urban renewal also makes urban cultural characteristics and regional characteristics inevitably missing.Therefore,we should pay attention to the protection and planning of regional historical and cultural heritages in the process of urban renewal,which plays an important role in the construction of urban characteristics and the shaping of city card.Xigu area of Tianjin also faces the problems of cultural loss and need for reconstruction,its function,layout,industrial structure and land use are adjusted and optimized in this article,with a view to showing the value of historical and cultural heritage and context of regional history.

The Impact of Urban Renewal on Public Service Facilities in Shenzhen during Inventory Development Stage:An Empirical Analysis of Futian District

As the material carrier of social service industry,public service facilities are important indicators to measure human settlement.With the continuous deepening of inventory development practice,urban renewal has gradually become one of the sources of supply of public service facilities.Focusing on the urban renewal activities of Futian District,Shenzhen from 2010 to 2016,the study conducts an empirical study on the pattern of public service facility networks before and after urban renewal through social network analysis.The fi ndings show that:①on the whole,the public service system in Futian District has been effectively improved during urban renewal development;②the impact of urban renewal on public service system is characterized by differentiation,among which industrial and commercial facilities have been signifi cantly improved,while educational and medical facilities have been hardly improved;③urban renewal has a clear policy orientation as an institutional means,and promoting economic restructuring and industrial reorganization is still the primary purpose of urban renewal during inventory development stage.

Impact of Big Events on Urban Renewal Based on Urban Catalyst Theory: A Case Study of 2016 Rio Summer Olympics and 2010 Shanghai World Expo

With the acceleration of the process of economic globalization and information synchronization, every major event is accompanied by the simultaneous renewal of the city. In the era of urban development, the launch of major events is also for the renewal and development of the city. 2016 Rio Summer Olympics and 2010 Shanghai World Expo are taken as the research objects. Through the analysis of urban renewal from the perspective of the role of big event catalyst, it is verified that the big event catalyst has a positive impact on urban renewal, transportation, industrial transformation and other aspects. Moreover, it tries to combine the theory of urban catalyst to analyze its inspiration for the Beijing Winter Olympic Games, hoping to play a catalytic role in accelerating the urban renewal and transformation of Beijing and the reorganization of urban structure.

Current Situation,Problems and Countermeasures of Traffic Space in the Reconstruction of Old Community under the Background of Urban Renewal:A Case Study of Dashiyuan North District of Nanchang

Under the background of more than half of China’s urbanization process,the transformation and renewal of old community has become a hot spot in China’s urbanization process.Meanwhile,the traffic space of urban residential area plays a very important role in the daily life and social communication of residential residents.The current situation and traffic problems existing in old residential areas have always been the hot spot of industry and society,and the residential residents are also very concerned.Dashiyuan North District of Donghu District of Nanchang City is taken as the research object.Through field investigation,under the situation of analyzing its current traffic problems,it formulates countermeasures and carries out targeted transformation,to provide reference for renovation of old community in terms of traffic space.

Post-Occupancy Evaluation of Waterfront Space in the Context of Urban Renewal: A Study Case of Reconstruction of Donghaochong River in Guangzhou City

Taking the Donghaochong River as a study case, the environmental evolution process and spatial characteristics of Donghaochong River are analyzed through field investigation, questionnaire and in-depth interview in the context of urban renewal and combining relevant historical documents and statistical data. From the perspective of users, the behavior characteristics and use demand of surrounding users for waterfront space of Donghaochong River in Guangzhou City and the evaluation of usage situation before and after reconstruction of Donghaochong River are summarized to provide relevant optimization suggestions for the creation of satisfactory waterfront landscape environment for users.

The Game Theory Analysis of Demolition and Reconstruction Urban Renewal by Government Guidance in Shenzhen

In the current, the urban renewal for demolition and reconstruction is as the principally means of the old city transformation in Shenzhen, it is a process to realize the benefit balance in the gambling for three stakeholders about government, developers, and rural residents. The game relation between government and developers and between government and urban village residents in the demolition and reconstruction of renewal by government guidance are analyzed, and these tow game models are built. And then the problem in urban renewal of Shenzhen is pointed out, and the reasonable way of optimize urban renewal for the problem is discussed in this paper.

Resident participation in urban renewal： Focused on Sewoon Renewal Promotion Project and Kwun Tong Town Centre Project

This study aimed to identify problems related to resident participation by analyzing urban renewal projects. It attempted to draw specific measures to promote participation of residents that can be applied immediately and suggested practical ways to make use of resident participation at each stage of a project. The study, by closely examining the cases of Seoul and Hong Kong, is expected to help diversify ways to encourage residents participate in urban renewal projects and stimulate their active engagement. In light of its contribution to building up a constructive communication platform among administrations, experts, project managers, and residents, this study can serve as the basis material for carrying out projects effectively. In this study, resident participation methods were classified according to the frequency of application in four items, namely, administration-led, expert-led, resident-led, and complex- led participation. Improvement measures were suggested regarding resident participation based on leading entities. The measures suggested in this work will contribute to the realization of ＂urban renewal projects for residents and communities and by residents,＂ where residents actively engage in the overall project processes and, as the proponents of urban renewal, gradually be familiar with it; express their opinions regarding the project; and fully enjoy the benefits from the project.

The Mode of Urban Renewal Base on the Smart City Theory under the Background of New Urbanization

The Smart City, coordinated development of economy, ecology and society, is the future of cities. Urban renewal is an important way to build the Smart City. Based on the Smart City theory, the authors propose the "12345"model of urban renewal, which means developing a tailored proposal of the city and citizen, and building"one city management system, two supporting safeguard measures, three information infrastructure platforms, four urban management modes, and five application service systems." The city will gain the ability of self-adjustment and self-improvement. Smart urban renewal model not only solves the problems of the city at this stage, but also promotes the all-round development of the city, and access to sustainable development.

Market-Led Development Under the Government Regulation in Urban Renewal:New Thoughts in the Urban Renewal Planning of Shenzhen in the 13th Five-Year Plan Period

An urban renewal mode of"government guidance and marketized operation"has been established in Shenzhen City according to the Measures for Urban Renewal in Shenzhen promulgated in 2009,which has formed a fully marketized renewal mode.However,from the development in the 12th Five-Year Plan period,it can be seen that a number of problems had emerged,such as an imbalanced renewal structure,overload of the maximum capacity,shortage of supporting facilities,and a lack of coordination,which had resulted in a low efficiency of the urban renewal.In view that little attention has been paid to planning coordination and public interests in the renewal process,some new thoughts,characterized by market-led and government-regulated balanced development,is proposed in the urban renewal planning of Shenzhen in the 13th Five-Year Plan period.It emphasizes that,while insisting on the principle of"market-led development,"the government should change its role from"active nonintervention"to"active regulation,"and adopt specific measures such as implementing renewal coordination planning,strengthening renewal zoning control,establishing early warning mechanisms,and improving the configuration standards for supporting facilities.

Transition of Implementation Pattern Under the Predicament of Urban Renewal:A Perspective of Spatial Governance

The recent prevalence of property-led urban renewal in Chinese cities has generated problems such as"nail households"1 and the loss of public welfare.This paper begins with the theoretical framework of spatial governance in urban renewal and then discusses the problems of property-led urban renewal.From a perspective of spatial governance,it proposes the framework,process,and policy design for the transition of the urban renewal model characterized by"government leadership and self-renewal of village collectives."By taking an urban village within a large city in south China as a case study,this paper compares the profit distribution among each party between the property-led urban renewal model and the village collectives’self-renewal.It concludes with the significance of this new model for the establishment of a spatial governance system and highquality urban and rural development in China.

Spatial restructuring and the logic of industrial land redevelopment in urban China: Ⅳ. A case study of jointly redevelopment by multi-actors

Within the inventory era, urban shrinkage characterized by economic decline and space decay has been widely witnessed in China. The modes and trajectories of urban redevelopment have thus become areas of major concern for both policymakers and scholars. Taking the multi-actor participation nature of redevelopment, this paper stemming from the game-theoretical approach demonstrates in empirical terms on two major fronts. First, the redevelopment of industrial land without the transfer of land use right is shown to be deadlocked by the incapacitation of the original land-user and unlocked with the participation of the new developer. Second, the preference of the original land-user to maximize its interests by operating by itself rather than continue to cooperate with the new developer is observed in the post-redevelopment stage. Therein, the entrepreneurial local government acts only as a “mediator” between the two market entities and tends not to directly intervene in their cooperation. Thus that, it is the reasonable distribution of potential benefits or the pricing of different rights in the land property right bundle rather than their definition that matters more for land redevelopment. Because the delineation of land property rights has never been a problem in a mature land market, particularly for stock industrial land.

Conceptual framework of applying mass valuation in Hong Kong urban renewal compensation scheme

In most urban redevelopment projects that take place in Hong Kong, the Urban Renewal Authority (URA) will offer compensation to an owner-occupier based on the market value of the property. The basis of market value assessment is defined as a seven-year-old flat in a comparable quality building, situated in a similar locality in terms of characteristics and accessibility, and located at the middle floor with average orientation. However, little was done in exploring the application and the integration of mass valuation technique in the compulsory acquisition valuation area. This paper endeavors to illustrate the prospects of using mass valuation techniques to value high-rise and strata-title dilapidated buildings by adopting a standardization statistical method to derive resumption estimates.

Renewal Design of Pedestrian Bridges from the Perspective of Environmental Behaviors

With the continuous deepening of urbanization,the focus of urban construction has shifted to internal renewal,and the phenomenon of decreased vitality caused by the spatial limitations of pedestrian bridges with a single transportation function as the main focus has gradually emerged.Based on this,environmental behavior theory is used to seek the convergence point between the material space and behavioral activities of pedestrian bridges to solve this dilemma.In this paper,the pedestrian bridge of Southwest Hospital of Army Medical University is taken as an example.Starting from the three types of spaces of pedestrian bridges,through behavior observation,interview research,and data analysis,the correlation between the material space of pedestrian bridges and the behavioral characteristics of the population is analyzed,stimulating the spatial vitality of pedestrian bridges,and providing reference for the sustainable development,construction,and renovation of pedestrian bridges.
