China is already in the second half of the urbanization process,which means that the urbanization path in China needs to shift from“large-scale expansion development”in the past to“comprehensive and refined operat...China is already in the second half of the urbanization process,which means that the urbanization path in China needs to shift from“large-scale expansion development”in the past to“comprehensive and refined operation”.To explore how to efficiently carry out urban renewal work,from the perspective of urban renewal efficiency,the first batch of pilot cities for urban renewal released by the Ministry of Housing and Urban Development in 2021 are selected as the objects.And the SBM model and Malmquist index are used to calculate and analyze their urban renewal efficiency.The results indicate that among the 20 pilot cities,Beijing,Tangshan,Suzhou,Tongling,and Jingdezhen are of high grade,and Hohhot,Xiamen,Huangshi,and Yinchuan are of medium grade,while the rest of the cities are of low grade.The regression results of the Tobit model indicate that population density,real estate investment,and regional economic development level are the main influencing factors of urban renewal.Finally,constructive suggestions are proposed for urban renewal from four aspects:concept,technology,real estate,and policy.展开更多

The study, by closely examining the cases of Seoul and Hong Kong, is expected to help diversify ways to encourage residents participate in urban renewal projects and stimulate their active engagement. In light of its contribution to building up a constructive communication platform among administrations, experts, project managers, and residents, this study can serve as the basis material for carrying out projects effectively. In this study, resident participation methods were classified according to the frequency of application in four items, namely, administration-led, expert-led, resident-led, and complex- led participation. Improvement measures were suggested regarding resident participation based on leading entities. The measures suggested in this work will contribute to the realization of "urban renewal projects for residents and communities and by residents," where residents actively engage in the overall project processes and, as the proponents of urban renewal, gradually be familiar with it; express their opinions regarding the project; and fully enjoy the benefits from the project.展开更多

The modes and trajectories of urban redevelopment have thus become areas of major concern...Within the inventory era, urban shrinkage characterized by economic decline and space decay has been widely witnessed in China. The modes and trajectories of urban redevelopment have thus become areas of major concern for both policymakers and scholars. Taking the multi-actor participation nature of redevelopment, this paper stemming from the game-theoretical approach demonstrates in empirical terms on two major fronts. First, the redevelopment of industrial land without the transfer of land use right is shown to be deadlocked by the incapacitation of the original land-user and unlocked with the participation of the new developer. Second, the preference of the original land-user to maximize its interests by operating by itself rather than continue to cooperate with the new developer is observed in the post-redevelopment stage. Therein, the entrepreneurial local government acts only as a “mediator” between the two market entities and tends not to directly intervene in their cooperation. Thus that, it is the reasonable distribution of potential benefits or the pricing of different rights in the land property right bundle rather than their definition that matters more for land redevelopment. Because the delineation of land property rights has never been a problem in a mature land market, particularly for stock industrial land.展开更多

Therein, the entrepreneurial local government acts only as a “mediator” between the two market entities and tends not to directly intervene in their cooperation. Thus that, it is the reasonable distribution of potential benefits or the pricing of different rights in the land property right bundle rather than their definition that matters more for land redevelopment. Because the delineation of land property rights has never been a problem in a mature land market, particularly for stock industrial land.
文摘In most urban redevelopment projects that take place in Hong Kong, the Urban Renewal Authority (URA) will offer compensation to an owner-occupier based on the market value of the property. The basis of market value assessment is defined as a seven-year-old flat in a comparable quality building, situated in a similar locality in terms of characteristics and accessibility, and located at the middle floor with average orientation. However, little was done in exploring the application and the integration of mass valuation technique in the compulsory acquisition valuation area. This paper endeavors to illustrate the prospects of using mass valuation techniques to value high-rise and strata-title dilapidated buildings by adopting a standardization statistical method to derive resumption estimates.

文摘China’s urbanization level has reached a new stage.Urban development has changed from incremental expansion to inventory renewal.The demand of residents for a good living environment and compact living space is increasing.How to realize the intensive development of land based on human needs has become an urgent problem to be solved in urban development.Based on the planning concepts of inventory planning and life circle,this study made the renewal and transformation of old urban area of Medical Saint Temple in Nanyang City and analyzed the current spatial characteristic elements.Optimize the layout of public space in combination with residents’living needs,improve the functions and quality of urban areas,and build a healthy and sustainable development model to improve the living environment of the community and provide reference for the future urban renewal and transformation.

文摘With the continuous deepening of urbanization,the focus of urban construction has shifted to internal renewal,and the phenomenon of decreased vitality caused by the spatial limitations of pedestrian bridges with a single transportation function as the main focus has gradually emerged.Based on this,environmental behavior theory is used to seek the convergence point between the material space and behavioral activities of pedestrian bridges to solve this dilemma.In this paper,the pedestrian bridge of Southwest Hospital of Army Medical University is taken as an example.Starting from the three types of spaces of pedestrian bridges,through behavior observation,interview research,and data analysis,the correlation between the material space of pedestrian bridges and the behavioral characteristics of the population is analyzed,stimulating the spatial vitality of pedestrian bridges,and providing reference for the sustainable development,construction,and renovation of pedestrian bridges.
